About The Inspection Process
Part I Questionnaire:
No two inspections are alike but our investigations can be broken down into five general parts. The first step in investigating a possible mold or air quality issue is to interview you on the site about your specific concerns. We will interview you about current and even previous problems related to roof leaks, plumbing leaks, floods, condensation and elevated humidity. Our Miami mold inspector will also want to know about any and upper respiratory health problems that appear to be related to time spent indoors.
Part II Visual Inspection:
During mold testing in Miami our investigator will perform a comprehensive inspection of accessible areas in the property. He will attempt to locate moisture damage, unusual odors, humidity issues, and other problem conditions. Your testing consultant will obviously look for mold throughout the accessible areas of the home. When needed, tools such as but not limited to humidity meters for measuring humidity levels, moisture meters for reading moisture content of building materials, digital borescopes for looking inside a few concealed areas, and thermometers (for reading temperatures and verifying the proper operation of HVAC systems are sometimes utilized during mold testing.
Part III Testing:
Sometimes evidence of a mold problem cannot be observed with the naked eye. In such cases it might be detected instead via taking air samples. Mold testing samples can be obtained with the use of Allergenco D’s, Air-O-Cell’s, Bio-Sys Canasters, or other such spore traps. Our Miami mold inspector usually use Bio-Sys canasters. Samples are taken to determine if mold spore counts are higher indoors than outdoors. Such samples can also tell the types of molds growing in your home. Samples can be analyzed by a lab, or your investigator can analyze the samples himself as he is certified in mold spore analysis.
