About Our South Florida Mold Testing Process

Phase I
Questionnaire:

Our mold inspection and mold testing process can be broken down into six steps.
One very important step in properly diagnosing a potential mold or indoor air quality problem is interview you. We always ask about any current or past problems or concerns. At this time you can tell us about health complaints, moldy odors, humidity problems, and leaks in addition to any visible mold.

Phase II
Visual Inspection:

During your mold inspection the investigator will do a visual inspection of all accessible areas of your property. During the inspection, the inspector will attempt to locate evidence of water damage. The inspector will also search for any visible evidence of mold growth throughout the habitable areas of the property. Typically devices such as moisture meters or IR cameras are used to test for moisture. We also use humidity meters for the measurement of indoor humidity levels. Humidity monitoring and control is an extremely important, and often overlooked part of Southeast Florida mold inspections.

Phase III
Air Testing:

Sampling helps determine if mold spore counts in the indoor air are high in comparison to outdoor air levels. In addition, our samples also identifies types of mold in the property. This is a mold testing process that is done as part of a typical professional mold inspection. Other types of mold sampling can be provided.

Other types include viable spore sampling using an impactor plate, or surface samples of mold using tape or swabs.

Phase IV
Sample Analysis:

Samples collected are analyzed by your mold inspector who is fully training in mold spore analysis at the Mc Crone Research Institute. A mold inspection report is provided which supplies information on the number of spores per cubic meter of air, in addition to the specific types of molds found.

Phase V
Reporting:

Mold Inspection Reporter is the same program that many other investigators across the nation utilize when creating mold inspection reports. Thus, the inspector who does your report is the actual creator of the report layout used by many inspectors. The report will include the inspectors findings, conclusions, and recommendations.
