My duties include pre-purchase inspection of single-family homes, town homes, condos, and other properties for sale to prospective buyers, as well as 3- and 4-point insurance inspections. I produce a comprehensive and detailed computer-generated report of all defects inside and outside the property.

Health and safety inspector- 50% of my duties involved conducting health inspections of Florida State licensed facilities. I assured sanitary and safe conditions and compliance with rules and regulations abstracted from Florida State Statutes. Establishments inspected included nursing homes, retirement homes, family day care centers, bars, and trailer parks. The other 50% of my duties involved the investigation of health complaints from the public regarding public health hazards such as failing septic systems, illegal dumping, rat and roach infestations, and odors. 4-24-14 A leak occurred at the above residence; Unique Home Inspections took samples. I was able to calculate that they took air samples for just 15 seconds as opposed to the standards 5 min or the manufacturers recommended minimum of 2 minutes. Based on this improper sampling methodology they concluded that the property was moldy, and remediation was needed. Mold remediators attempted to charge the insurance company tens of thousands of dollars for remediation when all that was needed was the removal of a few baseboards. We won the case.

Insurance company claims that the leak was a slow leak and that Chaetomium is a slow growing mold. I showed that it was a sudden leak, and that the opposition’s own study is being misquoted and that the mold actually grows much faster than they claimd. This case is still in litigation as of 1-11-15 and will likely go to court.

Tel. (305) 371-7326 A very young lady just out of technical school unfortunately died from a severe asthma attach after spending 10 days in the hospital. We attempted to show that the extensive mold problems in her property resulting from management company neglect of the property caused the asthma attach that led to her death. However, the night before she entered the emergency room with asthma her boyfriend had physically abused her, thus this abuse was found to be a contributing factor as well. Thus, this was a partial win with some money awarded to our client but not as much as hoped for.
Out of over 2500 inspections for mold since 2003 roughly 3% have involved lawyers and roughly 2% have involved depositions for records only less than 1% or about 1/2 dozen have involved depositions in law offices.
Three cases went all the way to court where I had to testify in court. One at the Ft Lauderdale courthouse, one in the Miami courthouse, and the other went to the West Palm Beach Courthouse. We won two cases and had a partial victory in one case.

VOLUNTEER ACTIVITIES
NATURE ACTIVITIES
I have 140 documented hours as a volunteer at the Grassy Waters Nature Preserve in West Palm Beach Florida, a 20 square mile wetland wilderness in central Palm Beach County. Duties include involvement with canoe trips, dip netting, fall hayrides, guided walks, and mostly initiating, and setting up and maintaining two aquariums, two terrariums, a tree snail shell display, and of course a microscope display with compound and dissecting microscopes.

FAITH ACTIVITIES
Helping disabled kids who are enrolled in Christ Fellowship disabled ministries program. The specific branch of the disabled ministry I helped with was called Hand of Hope Ministry where I help with horse therapy for kids. I stand beside the horses and make sure the kids do not fall off. Afterword’s I help clean up and pack tables away. The purpose is to provide physical therapy for the kids as horse riding is good exercise for kids’ back and upper leg muscles, in addition it helps develop balance and coordination skills. The process lets disabled kids have some fun in their lives. It helps them feel less forgotten and ignored by society. It helps them feel like respected humans who are loved by God. Last but not least, it gives a much-needed break to the kid’s parents.
